Building Engineer (napa county)

POSITION SUMMARY

The Building Engineer is responsible for general maintenance and repairs to all buildings located at the Greystone and Copia locations. The Building Engineer works as part of the Facilities team to sure a safe and fully functional work and educational environment.

ESSENTIAL RESPONSIBILITIES

• Makes all facility inspections (rounds) as required of all boiler rooms, equipment rooms, and roof top areas of the Greystone and Copia campuses. Monitors and inspects all equipment and systems for designed operations, making adjustments and repairs as required.
• Performs preventative maintenance on all systems as required and/or directed (i.e., boiler tube cleaning, water testing and treatment, filter changes, and strainer cleaning). Makes recommendations for a preventative maintenance schedule to the management team.
• Completes work orders as assigned. Diagnoses the causes of any maintenance problems or failures to identify the root cause. Identifies equipment or systems required for repair. Completes written assessment as required by work order process.
• Works on repairs to door hardware, locks and fire protection systems (smoke, fire and sprinkler systems) as required. Takes buildings out of service for fire inspections or maintenance.
• Performs preventative maintenance on grease traps throughout the campuses.
• Repairs roof leaks and maintains roof drainage systems. Inspects and keeps roof surfaces free of dirt and debris. Assists outside contractors as needed to accompany them during roof repairs.
• Repairs plumbing, water leaks, heating, signage, window blinds and windows throughout the Greystone and Copia campuses.
• Responds to work orders within residence halls, sometimes while rooms are occupied by students. Communicates with occupants, Residence Director, Residence Assistants and the education office, keeping them apprised of status of work orders.
• Assists outside contractors as required. Ensures clear communication with management on all projects with a goal of on-time and on-budget project completion.
• Orders supplies as needed.
• Responds to emergency situations during and after hours for the purpose of resolving immediate safety concerns.
• Assists other skilled and non-skilled trades employees in resolution of high priority issues. May be called upon to assist in other areas of building maintenance should all work orders be completed.
• Follows all safety protocols to ensure a safe working environment.
• Any and all other duties as assigned.

REQUIRED QUALIFICATIONS

Education:
• High School graduate

Experience:
• Five to seven (5-7) years working experience in the building maintenance field with experience in multiple trades areas, which may include central boiler plant operation including building management systems, central chillers, compressors, pumps, hot water supply systems, chemical water treatment (sprinkler, fire alarm, smoke detection and portable extinguishers), electrical trades, plumbing trades, HVAC/R trades or carpentry trades.

Licenses / Certifications:
• Valid driver’s license

PREFERRED QUALIFICIATIONS

• Formal trade school education in mechanical or electrical systems.
• Completion of an apprenticeship program.
• Contractor’s license preferred.

REQUIRED SKILLS

• Must be able to read blueprints, work orders, instructions and follow direction and procedures.
• Skillful with tools of minor plumbing, carpentry, mechanical and electrical trades.
• Thorough understanding of academic, administrative and residence building emergency systems and shutdown procedures. Make familiar the location of all utility switches, valves, and power panels.
• Understanding of fire alarm system maintenance and operation, emergency power systems, water treatment systems and operation, illumination, lighting and ballasts, bearing and lubrication standards, and boiler operations and maintenance.
• Demonstrated reliability, ownership of job, prides in one’s work.
• Strong teamwork and interpersonal skills; ability to be adaptable, dependable and handle multiple priorities simultaneously.
• Must display a high level of energy and self-motivation.
• Strong customer service skills.

WORKING CONDITIONS

• Must be able to work overtime on nights and weekends as required by business needs.
• Employee may be required to work on different shifts, work schedules, and report to various supervisors based upon the needs of the Institute.
• Physically demanding and often requires heavy lifting of material weighing up to 50 lbs., climbing to heights above the 20′. At times, the work environment may be extremely hot or extremely cold. Work may be required in walk-in refrigeration units or other cold areas. Position requires work outdoors, sometimes extreme summer temperatures, on rooftops, in electrical rooms, crawl spaces and confined areas where heat is sometimes 110-120 F.
• Must be available when the job requires, which may mean evening and weekend work in emergency situations, or in rotating on call schedules.
• Employee may be required to report to various supervisors based upon the needs of the Institute.
• Must be able to work at both locations of the CIA California Campus (Greystone in St. Helena, CA and Copia in Napa, CA). Must possess own transportation in order to travel between locations during the work day as required.
