RESPONSIBILITIES:

Oversee and lead a team that works with outside vendors, contractors, and repair companies to fix any issues that may occur in our stores.
Focus on R&M ticket reduction through innovation, education, preventative maintenance and equipment/process improvement.
Ability to drive consistent improvement in people, systems, processes, technology and service levels.
Excel in the area of customer service by understanding customer needs, communicating with the customer, and by creating a customer-centric culture.
Mentor and Train Ops Support Specialists to increase their overall knowledge base and skill-set.
Participates in creating operating repair and maintenance and capital budget; controls expenses and meets budget expectations along with metric goals set on a weekly, monthly and annual basis. Make recommendations for cost saving strategies.
Coordinate all contracted services. Solicit and analyze bids, assess work once completed, and track invoices to guarantee timely payment.
Create a team environment: hold weekly team meetings; manage by goals, open communication and hold accountable.
Provide ongoing feedback to team members. Evaluate team members through scheduled formal written performance reviews. Take corrective action as necessary according to company policy. Provide recommendations for compensation adjustments, promotions, and terminations.
Maintain accurate, timely and through records within our ticketing system for all services performed.
Arrange multiple estimates and quotes for projects.
Negotiate for best possible pricing and/or exceeding project deadlines.
Oversee monthly office supply inventory process.
Other duties and projects as they arise.

REQUIREMENTS:

• A minimum of 3 – 5 years’ experience as Construction/Repair & Maintenance/Facilities Manager.
• Solid understanding of repair and maintenance, preventative maintenance and knowledge of all construction trades.
• Has successfully led a team of 5+ team members.
• Bachelor’s Degree preferred.
• Must have very strong verbal and written communication skills.
• Excellent leadership, organizational and time management skills.
• Proven innovator who is constantly sourcing and implementing better processes, systems, procedures, etc.
• Excellent customer service and interpersonal skills.
• Must be able to multi-task and prioritize.
• Exhibits and requires a strong sense of urgency.
• Ability to prioritize, meet deadlines, and work in a multi-tasking work environment.
• Proficient in MS Office (MS Word, Excel and Outlook), Current Industry Technology and Asset Management/Tracking/Ticketing Software.
• Strong ability to develop self and team.
• Excellent negotiation skills.
• Ability to develop strong relationships/partnerships with vendors and hold them accountable.
